Guide to Foundation Crack Repair

Poured concrete walls:

Vertical wall cracks are the most common in poured concrete foundations, they typically form at the bottom corner of a window opening or just below the area where main support beams rest. However, cracks can also form in any area of the wall where joints or seams are present. When a crack forms in a poured concrete wall,  it typically goes all the way thru the concrete, thus allowing an entry point for groundwater and even mud or silt to enter the basement or crawlspace area. The general options for repairing these cracks are as follows:

1) Excavating the crack from the exterior side of the foundation wall (if accessible), cleaning and prepping the crack and surrounding wall area, applying a hi-modulus two-part epoxy in conjunction with a carbon fiber-kevlar covering. This covering or strapping stabilizes and prevents further exacerbation of the crack as well as creating a waterproof seal. In some instances, lead anchor pins are used in conjunction with the carbon fiber covering, sometimes referred to as “dog-earing”, which assists in the structural integrity of the repair.

2) Repairing the crack from the interior side of the foundation wall consists of utilizing the same method described above in option 1. This option is many times necessary due to the inability to access the crack from the outside. This option is more cost-effective since there is no labor involved for outside excavation.

In some instances with a very large crack, it is prudent to perform both procedures together to assure the structural integrity of the wall.

In both of these methods, the use of a Dura-wall panel is sometimes recommended. The Dura wall is 100% plastic (0.50 thickness) panel that is permanently attached to the wall over the repaired area. this panel acts a curing strip for the epoxy and affords another level of the water-moisture proof barrier.
